The hub of commerce in San Ramon is Bishop Ranch, and its origin story is better than most. In 1891 a lawyer named Thomas Bishop represented one side of an early local divorce case and was paid in land: 960 acres of temperate farmland. Bishop and his family planted pear trees and walnut groves and ran sheep on it.

Farmland it stayed until Interstate 680 went through in the mid-1970s and San Ramon abruptly became a viable place to run a large business. Western Electric bought the entire ranch and floated a plan for a master-planned model city with integrated housing, parks and retail.

What actually arrived was a corporate campus district. Chevron, AT&T and 24 Hour Fitness put major operations here, General Electric located a software center here, and San Ramon Medical Center followed. Large tenants absorbed most of the office space, but smaller firms did well in the gaps, and still do.

The commute math explains the rest. Tri-Valley residents would far rather drive ten minutes to San Ramon than two hours each way to Silicon Valley, so Bishop Ranch pulls talent from Danville, Dublin, Pleasanton and Livermore. For a local business, that is thousands of high-income people arriving inside your service radius every weekday morning and searching on their phones at lunch.

City Center Bishop Ranch

The model city idea finally arrived in late 2018 with the opening of City Center Bishop Ranch, a multi-level collection of retail, dining and entertainment built around an open courtyard with a water feature the local kids treat as a public swimming pool all summer.

The tenant list runs to The LOT Cinema and Restaurant, Delarosa, Equinox, Williams Sonoma, West Elm, Pottery Barn, Fieldwork Brewing and a rotating cast of restaurants. With it, San Ramon finally acquired something it had gone decades without: a center.

That matters commercially. City Center concentrated foot traffic and evening activity in a city that used to empty out at 6 PM, and it moved the local search picture with it. Queries that used to resolve in Walnut Creek or Dublin now resolve here.

How San Ramon Is Laid Out

Dougherty Valley

Dougherty Valley is the area east of Alcosta Boulevard, over the first foothills east of 680, sitting between developed San Ramon to the west, East Dublin to the south and Danville to the north. It is the newest large piece of the city, bordered by regional parks and permanent open space, and it skews younger and more family-heavy than the west side.

Bollinger Canyon Road

Bollinger Canyon Road is the main east-west artery and roughly bisects Bishop Ranch. The original road stopped at ClubSport on the easternmost hill. In the early 2000s it was extended far east and a Safeway-anchored shopping center appeared at Bollinger and Dougherty Valley Road. City Hall sits on Bollinger at 7000, next to Central Park, and it is nice enough that residents claim it makes board meetings tolerable.

Crow Canyon Road

Crow Canyon Road is the cut-through to Castro Valley that lets locals skip the worst of 580. It is a genuinely pleasant drive, with farms, side roads and the turn onto Norris Canyon Road, which climbs to some of the best views in the city. There are equestrian access points along it, including Graceland Equestrian Center. Our office is just off Crow Canyon.

The San Ramon Valley

The San Ramon Valley is the local name for everything between the Oakland Hills to the west and the Diablo range to the east, roughly 130,000 people in total. Alamo, Blackhawk, Camino Tassajara, Diablo and the southern tip of Walnut Creek all sit inside it, and Interstate 680 runs down the middle.

Danville and Diablo

The Town of Danville is directly north, and locals will correct you if you call it a city. It has the planned downtown San Ramon lacked for decades, more varied topography, and home prices that run noticeably higher for what is often the same house on the other side of a line on a map. Diablo is a census-designated place east-northeast of Danville, known locally for a country club and a post office.

The San Ramon Market, and Who Is Actually In It

Population and density

San Ramon incorporated in 1983, nearly a century after Southern Pacific Railroad opened the San Ramon station in 1891. Its population was estimated at just under 76,000 in 2018, making it the fourth largest city in Contra Costa County behind Richmond, Concord and Antioch. Density runs close to 4,000 residents per square mile, but it is clustered: dense pockets of housing with a lot of open space for walking, biking and running in between, which is why the city feels smaller than the number suggests.

Real estate

Housing here is expensive by national standards and reasonable by Bay Area ones, which is precisely why Silicon Valley commuters keep arriving. The median sale price was $1,574,558 as of May 2026 according to Redfin, down 2.5% year over year, or roughly $708 per square foot. The market is still competitive: multiple offers are normal, homes go pending in about two weeks, and they close close to list. Most residents own, so rentals are thin on the ground.

Schools

The San Ramon Valley Unified School District covers Alamo, Blackhawk, Danville, Diablo, San Ramon, Dougherty Valley and slices of Walnut Creek and Pleasanton: 36 schools, more than 32,000 students, an operating budget over $337 million, and more than $17 million a year in private donations on top of a local parcel tax. Eight middle schools serve grades six through eight, and California High School, opened in 1973 with its four-pod open-classroom layout, was the city’s first. For a local business this is the single biggest reason families move here and then stay for twenty years.

Major employers

Chevron anchors the local economy from a 92-acre campus, and it is fair to say Chevron powers San Ramon. 24 Hour Fitness runs its corporate operation here as well. Between those two, AT&T and the rest of Bishop Ranch, San Ramon carries a daytime population and an income profile that most cities its size do not.

What happens here

The San Ramon Art and Wind Festival takes over Memorial Day weekend and the Run for Education happens every October. The golf runs to San Ramon Golf Club off Alcosta and the Bridges Golf Course out east, which doubles as one of the busiest wedding venues in the valley.
